Class A base rent is €4.50–6.50/m²/month net — highest in the Mārupe airport corridor, lower in Olaine and Stopiņi. Class B space costs €3.75–4.50/m². The market-wide median asking rent, older Class C stock included, is about €4.00/m²/month (Rentful market data, July 2026). For example, a 2,000 m² Class A warehouse at €5.00/m² costs €10,000/month in base rent before service charges, utilities and VAT.

Class helps with an initial shortlist but does not confirm every building specification. Class A generally describes newer warehouses; Class B and C cover premises of different ages and equipment levels. Compare the actual clear height, floor, loading, fire-safety design and total cost. Storage capacity needs to be calculated for your layout.

Warehouse leases in Latvia are typically net leases: on top of base rent you pay a service charge, utilities on actual consumption and 21% VAT. The biggest variable is heating during the season (December–March) — in older, poorly insulated buildings winter bills can far exceed summer costs, so compare building energy efficiency, not just the headline rate. Annual indexation linked to a consumer price index is also standard.

With conventional racking in a 10+ m building, plan on roughly 1.2–1.8 m² of floor area per pallet position including aisles and handling zones — about 1,200–1,800 m² for 1,000 pallet positions. In lower buildings with fewer rack levels the required area grows. The four main corridors are Mārupe (airport corridor on the A5 — the highest rates, €5.50–6.50/m²), Olaine (A8 southern corridor, €4.50–5.50/m²), Stopiņi and Dreiliņi (Via Baltica eastern ring, €4.50–5.50/m²) and Rumbula (A6 to the southeast, €4.80–5.80/m²). Airport proximity and quick motorway access are the main price drivers.

Riga has 643 warehouse buildings over 500 m² (~2.0 million m² combined); Latvia as a whole has 3,688 such buildings totalling ~6.9 million m². Since 2015, 438 new warehouse buildings over 500 m² have been built in Latvia, 78 of them in Riga (State Land Service data via Rentful, July 2026). The modern Class A stock is concentrated in the logistics parks around Riga — Mārupe, Olaine and Stopiņi.
