Warehouse classification helps evaluate the quality of a space and its suitability for different business needs. Latvia has no official classification standard, but the market uses three classes in practice.
Class A warehouses
The newest and most modern warehouses, typically built after 2010. Specifications: 10–12 m clear height, ESFR sprinkler system, 5–8 t/m² floor load capacity, hydraulic dock levellers, LED lighting, BREEAM or equivalent certification. Suitable for international 3PL operators, e-commerce and high-value goods storage.
Class B warehouses
Well-maintained warehouses with basic modern specifications. Typically built between 2000 and 2015 or renovated older buildings. Specifications: 6–8 m clear height, standard sprinklers or none, 3–5 t/m² floor load capacity, mixed loading options. Suitable for local logistics companies and manufacturing businesses.
Class C warehouses
Older buildings with limited specifications. Typically built before 2000 without significant renovation. Specifications: 4–6 m clear height, no sprinklers, 1.5–3 t/m² floor load capacity, limited loading options. Suitable for budget storage and light manufacturing.
How to choose the right class?
The choice depends on your type of operation, client requirements and budget. International clients and insurers often require Class A specifications. For local businesses, Class B often offers the best price-to-quality ratio.
