Iļģuciems is the deepest warehouse market in Pārdaugava — 32 active listings. The 1884 glass factory site at Daugavgrīvas 77 is now the premium cluster: heated, divisible 500–4,386 m² at €4.50. Port Magnat (Daugavgrīvas 83) offers 3,609 m² at €3.50; Kubi kvartāls (114) has 330–550 m² units with a cargo lift at €4.00. Full range €2.80–4.50/m²/month, and no part of Rīga's cargo transit ban reaches the district.
Iļģuciems has been making things since 1794, when the Loder manufactory opened; paper mills followed in 1797–1808, a screw factory in 1845, and in 1884 the enterprise that defined the district — a/s Iļģuciema stikla fabrika, the glass works on the territory between the Zunda channel and Daugavgrīvas iela. From 1960 it was the head plant of Latvijas stikls; it was privatised around 2000. The Tekstil wool-fabric factory (1894–1899, 850 workers) and the Kerkovius & Co dye works filled out the picture.
Here is the satisfying part: the glass factory's address, Daugavgrīvas iela 77, is now the district's premium warehouse cluster — modern, heated, divisible units from 500 to 4,386 m² at €4.50 per m². Industry left; industrial real estate stayed.
By listing count this is the deepest warehouse market in Pārdaugava — 32 active listings on ss.lv. Port Magnat at Daugavgrīvas 83 (Rentful lists it as Magnat Industrial Park, 8,103 m²) offers 3,609 m² at €3.50 and 981 m² at €4.00. Kubi kvartāls at Daugavgrīvas 114 lets 330–550 m² units with a cargo lift at €4.00. Buļļu 45 has 2,729 m² of production-plus-warehouse at €3.08–3.73, Buļļu 74 and Sniķeres 27 offer 558–700 m² at €3.00, and Ēdoles 5 anchors the bottom at €2.80.
Rents run €2.80–4.50 — a coherent curve from fenced-yard basics to the heated, modern stock at 77. One caution inherited from hard experience: Daugavgrīvas iela crosses four apkaimes, so not everything advertised on it is Iļģuciems. Every address above is street-verified.
Iļģuciems has 19,703 residents (2026).
Between 2011 and 2023 it fell 15%.
In 2023 the neighbourhood had 10,165 employed residents, and 64% were of working age (15–64) — the immediate pool a tenant can recruit shift staff from without a long commute.
Average gross pay is EUR 1,443 a month, 11% below the Rīga average — a direct input into staffing cost.
Value added by residence runs 4.8× the value added by workplace — this is a predominantly residential area whose residents work elsewhere. For an employer that means labour is available locally and competition for it is light.
Population density is 81 residents per hectare.
Population and density: CSB (Latvia), beginning of 2026. Employment, pay, age structure and value added: Rīga Planning Region, 2023.
Daugavgrīvas iela is the spine and Buļļu iela the parallel second artery; both feed Kārļa Ulmaņa gatve and the airport corridor via the south, and the Daugava crossings via Krišjāņa Valdemāra iela to the north-east. Rīga's January 2024 cargo transit ban is central-only and does not reach Iļģuciems — trucks route freely. The practical caution is address hygiene, not access: Daugavgrīvas iela crosses four apkaimes on its way to the sea, so an address on it is not automatically in Iļģuciems — the numbers cited in this guide (77, 83, 114) are; the brewery at 82/84 is physically in Dzirciems. No freight rail serves the district; the port piers at Daugavgrīvas 83 (Port Magnat) are the water link.
