Warehouse & logistics space for rent
Looking for warehouse space in Imanta?
Imanta is Riga's west-side Class B submarket: ~7 km from the centre, under 6 km from the airport, directly on the A10/E22 corridor that reaches the A5 bypass at Babīte without crossing the city. Around 68 hectares of industrial territory, anchored by the 18-hectare Abava park with its own rail branch and cold storage. Rents €3.75–5.00/m²/month — roughly 25–30% below Class A headline.
Imanta is one of Riga's three largest neighbourhoods — 42,130 residents across 9 km² — in the Kurzeme district on the left bank of the Daugava, about 7 km west of the city centre. Built mainly between 1965 and 1975 to a 1967 masterplan, it was designed for 60,000 people across five microdistricts of panel housing. Roughly 68 hectares of its north-eastern edge is industrial territory, a legacy of Soviet manufacturing — most notably Radiotehnika (RRR), once responsible for around a third of the USSR's audio output.
The commercial logic is the A10. Kārļa Ulmaņa gatve, where the A10/E22 to Jūrmala and Ventspils begins, carries over 60,000 vehicles a day near Riga and meets the A5 bypass at Babīte — so freight heading west never touches the city centre. Riga Airport is under 6 km away. Kurzemes prospekts, a 4.9 km semicircular arterial of four to six lanes, runs past the former Radiotehnika buildings and forms the boundary with the industrial territory of neighbouring Kleisti.
The anchor asset is the Abava business park at Mellužu iela 17: 18 hectares, over 60,000 m² of buildings, cold storage, outdoor and hangar storage, a customs zone and its own railway branch — a rare feature in Riga's Class B stock. Other significant addresses are Kurzemes prospekts 23 (1987, renovated 2003, home to Inter Cars Latvija) and Kleistu iela 24 (1979, 38 tenants).
The tenant profile tells the honest story. This is not 3PL territory: it is auto parts, building materials, pharma and FMCG distributors — Inter Cars, Daneks, Kors N, Faberlic, Eiropas Apavi — who need an arterial address, a ramp, warm space and an office upstairs, at a rent starting with a 3 or a 4.
Kārļa Ulmaņa gatve is where the A10/E22 (Riga–Jūrmala–Ventspils) begins; sections near Riga carry over 60,000 vehicles a day, and the A5 bypass is met at Babīte, 15–19 km from central Riga — so westbound freight avoids the city centre entirely. Kurzemes prospekts (4.9 km, four to six lanes) is the district's industrial spine. Tram 1 terminates near the Dammes iela junction; buses 4, 13, 21, 36, 37, 41, 46, 56 and 63 serve the area. Imanta station on the Riga–Jūrmala–Tukums line is 9.7 km from Riga Central. Riga Airport is roughly 6 km away, and Jūrmala is a straight run west on the A10.
