Ķengarags is a residential district ~8 km from Riga centre, directly on the A6/E22 (Latgales iela), with 42,545 residents on the doorstep. Warehouse stock is limited and mostly legacy Class B/C — genuinely suited to last-mile depots, trade counters, workshops and small storage rather than pallet logistics. Rents €4.00–5.00/m²/month — high for the class, because most units have been renovated and sit close to the city centre. For Class A, Rumbula is the next neighbourhood south on the same road.

Ķengarags is one of Riga's three largest neighbourhoods — 42,545 residents on 519 hectares — in the Latgale Suburb, on the right bank of the Daugava roughly 8 km south-east of the city centre. It stretches along Latgales iela, renamed from Maskavas iela in February 2024, which leaves the city as the A6 (E22) towards Daugavpils. Because the A4 and A5 bypasses do not meet directly, the A6 through Ķengarags carries the traffic between them.

That density is the key to understanding the district: this is housing land, not logistics land. Its industrial history was substantial — the Kuzņecovs porcelain and faience factory, founded in 1841 and the first of its kind in the Baltics, ran here for over 150 years. Production stopped after 2010, and in 2013–2014 the factory buildings were demolished for the AKROPOLE shopping centre: 98,000 m² on a 16-hectare site, opened in 2019. When a district's best brownfield becomes retail, the market has voted.

What remains is modest. One modern scheme at Ķengaraga iela 10B (~10,000 m², completed 2022, largely pre-let, tenants include Wilo Baltic), plus scattered legacy units along Latgales iela — mostly renovated and close to the centre, which holds rents at €4–5/m², though often on upper floors with ceilings that rule out racking. There is no Class A stock in Ķengarags. For that, Rumbula sits immediately south on the same road.

Transport access

Latgales iela (renamed from Maskavas iela in February 2024) is Riga's second-longest street at 14.7 km and becomes the A6 to Daugavpils at the city limit; it carries E22 as far as Jēkabpils and links the A4 and A5 bypasses, which do not connect directly to each other. Dienvidu tilts (803 m, opened 2008) forms the north-western boundary and connects to Pārdaugava. Trams 7 and 14, trolleybus 15, buses 15, 18, 31, 49 and 60. Jāņavārti, Daugmale and Šķirotava stations reach Riga Central in about 15 minutes. The Šķirotava marshalling yard — Latvia's largest, handling 5,000–5,600 wagons a day — sits on the eastern edge, though no Ķengarags stock is documented as rail-served.
