Sarkandaugava is north Rīga's real industrial district: 202.5 ha of production land (26.7% of the district), Freeport terminals along Tvaika iela, intensive rail freight, and 7 km to the centre. Rents run €3.00–4.20 at the core, from €1.50 for unheated C-class up to €6.50 for the one modern box. The €82.6m Kundziņsala overpass opens autumn 2026.

Sarkandaugava is one of Rīga's oldest industrial districts and still one of its most genuinely industrial: 202.5 hectares — 26.7% of the district — is production land, concentrated in the Freeport territory and the block between Tvaika iela, Ganību dambis and Bukultu iela. It takes its name from the "Red Daugava", a river arm that once separated Pētersala from the mainland and was gradually filled in.

The industrial roll-call is remarkable. Provodņiks, founded in 1888, was before the First World War the largest enterprise in all of Rīga — its output of rubber boots went from 500 a day in 1889 to 35,000 a day by 1910, before the equipment was evacuated to Russia and never came back. The Waldschlößchen brewery of 1865 is today Aldaris at Tvaika iela 44, still the largest brewery in Latvia. Add a sugar works from 1784, a plywood mill from 1869 and a glass factory from 1888, and you have four centuries of manufacturing on one riverbank.

Freeport territory runs the length of Tvaika iela from Aptiekas iela. The operators are real and varied: Man-Tess at Tvaika 7a with four berths, a customs warehouse and tank capacity up to 60,000 m³; Woodison Terminal, OVI Rīga and VL Bunkering in oil products; Starts-Rīga in timber and iron ore; Strek in bulk. The station handles intensive freight, with a spur to the Freeport's Mīlgrāvis terminal.

The rent ladder is honest and wide: €1.50–3.00 buys unheated C-class on an upper floor, €4.00–6.50 buys a heated box with height. The core sits at €3.00–4.20 — below the market ceiling, which is the point. This is Class B and C with a thin Class A top end, seven kilometres from the centre.

Transport access

Sarkandaugava station sits on the electrified Zemitāni–Skulte line, 7 km from central Rīga, with intensive freight traffic, a freight-only reception track and sidings including a spur to the Freeport's Mīlgrāvis terminal; the new Dauderi stop opened in December 2024. Trams 5 and 8 (route 8 opened in May 2025), trolleybus 3 and buses 2, 11, 24, 48, 49 and 58 serve the district. Tvaika iela — 3,380 m, named after Rīga's first steam sawmill of 1819 — is the industrial spine, with Freeport territory running its full length from Aptiekas iela. The Daudersalas overpass (454.4 m, Viestura prospekts to Tvaika iela) opened in April 2023 and removed the Sarkandaugava level-crossing bottleneck. The bigger change is due next: an 863.5 m, €82.6 million overpass from Tvaika iela to Kundziņsala, crossing three railway tracks and an oil pipeline, with opening planned for autumn 2026 — check the date, as it has already slipped once.
