Šķirotava is Rīga's freight district — no schools, no kindergartens, just 10 km² built around a marshalling yard turning over 5,000–5,600 wagons a day. Occupiers include Grindeks and Energofirma JAUDA; Granīta Industrial Park lets units of 500–6,000 m². Rents €2.50–5.50/m²/month, and municipal industrial land has gone at ~€17/m². Note: rail sidings here are not available to rent.

Šķirotava has no schools, no kindergartens and no cultural centres. That single fact tells you what it is: a working district, purpose-built for freight, and Rīga's designated industrial territory since the late 1950s. It covers 10.06 km² — twice the average Rīga apkaime — with 1,996 residents, and much of the south and south-east remains undeveloped.

It is named after the yard. Šķirotava marshalling station opened in 1905 as "Platforma Nr. 8", took its present name in 1921, and today turns over 5,000–5,600 freight wagons a day. Its sorting hump, rebuilt for more than €40.3 million and reopened in March 2016 by BMGS with Siemens automation, handles 3,500 wagons a day across 26 sorting tracks in B park alone. Wagons arrive from the Krustpils, Valga, Jelgava and Ventspils directions and are redistributed to every station in the Rīga hub. The district exists because of it.

The occupiers are blue-chip and citable. Grindeks, the Baltic-leading pharmaceutical manufacturer, is at Krustpils iela 53 — on the site of the former Šķirotava prison, closed in 2014. Energofirma JAUDA, founded 1961 and one of the largest electrical equipment makers in the Baltics, is at Krustpils iela 119. Granīta Industrial Park (LNK Properties, Granīta iela 15) offers units from 500 to 6,000 m² with 810 parking spaces and more than 20,000 m² already let, to tenants including Kronus and CMB Housing Solutions.

Rents span the full honest range: €2.50–3.00 for worn Soviet stock, €4.50–5.50 at Granīta. The municipality has been auctioning industrial land here at around €17 per m².

Šķirotava station sits on the Rīga–Krustpils line, 8 km from Rīga Passenger Station, and is the reason the district exists: five parks (A, B, J, C and E) handling everything from reception through to local cargo distribution, 5,000–5,600 wagons a day, and a sorting hump rebuilt for over €40.3 million and reopened in March 2016 with 3,500 wagons/day capacity and 26 sorting tracks in B park. Wagons arrive from the Krustpils, Valga, Jelgava and Ventspils directions. Krustpils iela (opened 1932, extended 1968) and Lubānas iela are the road arteries. Buses 47 and 50 serve the district; the 47 terminates at Malēju iela. Be aware the local street network around Granīta is poorly developed. On sidings, the honest answer: the surviving Jāņavārti–Saurieši spur is preserved as the station's access road but runs primarily for the Knauf plant at Saurieši, outside Rīga, and no marketed warehouse here advertises a siding — they attach to owner-occupied plots and LDz land.
