Torņakalns is a genuine rail junction on the left bank with a 43.3% mixed-use fabric in Mūkusala and Bieķensala — industrial, wholesale, offices and homes together. Heated Class B lets at €2.80–4.00/m²/month, roughly half CBD-fringe money. The only Rail Baltica tunnel in the Baltics is planned under its station, but treat it as contested: the local plan was cancelled in 2025 and construction is not before 2027.

Torņakalns — "Tower Hill", after a medieval watchtower — was an elite garden suburb of mansions into the early 19th century, then industrialised in its closing decades as factory workers settled. Today it is 321 hectares on the left bank with 5,843 residents, and its largest land-use category is mixed-use at 43.3%, concentrated in Mūkusala and Bieķensala: an explicit blend of industrial objects, wholesale and retail, offices and homes. That mix, not a zoned estate, is the warehouse story here.

It is a genuine rail junction, not a halt. Electric trains run to Jelgava and Tukums and diesels to Liepāja; the Tukums line branches here. The station has two parks, the lower one the former freight station, now home to the Latvian Railway History Museum.

And it is where the most consequential piece of Rail Baltica in Latvia is meant to land: a roughly 400-metre tunnel under the existing tracks — the only tunnel on the entire RB route across all three Baltic states — with the station moving some 200 metres toward the Daugava, taking the 14 June 1941 deportation memorial with it. A tunnel was chosen over a viaduct specifically to protect the district's low-rise historic character.

Treat that as planned and contested, not settled. The RB route local plan was cancelled by council decision in August 2025, construction is not expected before 2027, the 2026 budget adds €8 million for redesign, and Latvia's RB money is prioritised elsewhere — while in March 2024 the Transport Ministry floated a first stage with no tunnel at all. Meanwhile the district lets honest Class B: heated space at €2.80–4.00, with Mūkusalas Biznesa Centrs — an 11,000 m² converted factory with units from 15 to 800 m² — the main multi-tenant address.

Torņakalns is a real junction: electric trains to Jelgava and Tukums, diesel to Liepāja, and the Tukums line branches here. The station has two parks — the lower one is the former freight station, now the Latvian Railway History Museum. The main axes are Vienības gatve, Mūkusalas iela, Bauskas iela and Jelgavas iela, with Akmens tilts and Salu tilts giving bridge access. Rail Baltica plans a roughly 400 m tunnel under the existing tracks here — the only tunnel on the whole RB route in the Baltics — with the station moving about 200 m toward the Daugava; three overpasses are affected and the Friča Brīvzemnieka bridge, which carries a tram, would be rebuilt. But the RB local plan was cancelled by council decision in August 2025, construction is not before 2027, and the March 2024 ministry proposal for a first stage without the tunnel has never been reconciled with the later designs. The municipality rates public transport "very good" but publishes no route numbers, so none are quoted here.
