Vecmīlgrāvis is Rīga's northern port district, and its industrial story has always been water-borne. Augusts Dombrovskis moved his sawmill here in 1887 and built the district around it — including Rīga's first kindergarten in 1900. The Mangaļu maritime school opened at Rīnūži in 1876 on Krišjānis Valdemārs' initiative. The district joined Rīga in 1922, got its bridge across the Mīlgrāvis channel in 1934, and hosted the Rīga fishing port with its trawler and refrigerator fleet bases through the Soviet era. Rīgas kuģu būvētava — the Riga Shipyard — sits on the Mīlgrāvis channel.

The modern investment is port infrastructure: the Vexoil Bunkering terminal was built in 2003, and the first phase of pier VM-4 followed in 2006. This is Freeport of Riga territory, and the market reflects it — what little is lettable here is port-adjacent, heavy, and specific.

The honest market description: this is Rīga's thinnest warehouse district by listings — three on ss.lv, of which exactly one is a real industrial unit. Zivju iela 1 offers 4,400 m² for bulk-cargo storage, warehousing or production directly by the port at €3.50 per m². The rest is a 4 m² self-storage box and a basement for sale.

For most tenants that makes Vecmīlgrāvis a specialist play: if your cargo arrives by ship or your operation needs a berth, this is the north-bank option. If not, Sarkandaugava — one district south, with 34 active listings — is where the general market lives.

Transport access

Water first: this is Freeport of Riga territory on the north bank, with the Vexoil Bunkering terminal (2003) and pier VM-4 (first phase 2006); the Rīga fishing port with its trawler and refrigerator fleets was based here through the Soviet era, and Rīgas kuģu būvētava sits on the Mīlgrāvis channel. Road access crosses the Mīlgrāvis bridge, first opened in 1934. Ziemeļblāzma station on the Rīga–Skulte line serves the district for passenger rail — useful for workforce, not freight. The one active industrial listing (Zivju iela 1) advertises itself on port adjacency, and that is the district's honest pitch.
