Ziepniekkalns is the A7 / Via Baltica answer to Rumbula's A6 — the corridor to Bauska, Lithuania and Warsaw, carrying 25,000–30,000 vehicles a day near Riga. Roughly 6 km from both the city centre and the airport. Modern Class A exists but is limited: VGP Park Tiraines (~28,800 m², multi-temperature to −26 °C) and a ~7,000 m² scheme at Rītausmas iela 11A from mid-2026. Rents €3.50–5.50/m²/month.

Ziepniekkalns sits in the Zemgale Suburb on the left bank of the Daugava at Riga's southern edge — 29,717 residents across 10.9 km². The name means "soap-maker's hill"; until 1919 the district was known by its German name, Seifenberg. Mass housing arrived late here: the first development plan dates from 1972, making Ziepniekkalns the newest of Riga's Soviet-era neighbourhoods, and Ozolciema iela 18 — 343 metres long with 396 apartments — is the longest residential building in Latvia.

The logistics case rests almost entirely on one road. Bauskas iela follows an ancient trade route to Lithuania and feeds the A7 / Via Baltica, which carries E67 to Bauska and the Lithuanian border 86 km away. The section nearest Riga handles 25,000–30,000 vehicles a day. The Ķekava bypass — 18 km, opened in October 2023 as the first major PPP road project in the Baltics — removed the village bottleneck some 15 km south and genuinely improved southbound running.

Be clear about the limit, though. The bypass did not widen the Riga–Ķekava stretch that Ziepniekkalns actually sits on, which still carries 17,000–25,000 vehicles a day, and the section immediately south now runs at about 115% of capacity.

Modern stock is scarce but real. VGP Park Tiraines at Tīraines iela 11 (2023, ~28,800 m², energy class A) is let to Eugesta and offers dry, chilled, tempered and frozen space down to −26 °C — an unusual specification for this corridor. A four-building scheme of roughly 7,000 m² is under way at Rītausmas iela 11A, with 8 m clear height, a hydraulic ramp and delivery from mid-2026.

Bauskas iela (4.5 km) follows an ancient trade route to Lithuania, attested in 1846, and feeds the A7 / Via Baltica — Riga–Bauska–Grenctāle, 86 km, carrying E67 from the Riga bypass to the Lithuanian border. The busiest section near Riga handles 25,000–30,000 vehicles a day; beyond Bauska, 54% of traffic is freight. The Ķekava bypass (18 km, 11 km of it four-lane) opened on 13 October 2023 as the Baltics' first major PPP road, and a Bauska bypass PPP was launched in June 2024. Tram 10 runs down Bauskas iela to Bišumuiža; trolleybuses 4, 19 and 27 and buses 44, 46, 56 and 60 serve the district. Both the city centre and Riga Airport are roughly 6 km away.
